Commercial Preventive Maintenance
Commercial preventive maintenance plans in Denver for reach-ins, walk-ins, ice machines and laundry. Custom-quoted, EPA 608 techs, 90-day repair warranty.
Commercial preventive maintenance in Denver: scheduled service for reach-ins, walk-ins, ice machines, prep tables and commercial laundry. The Appliance Team builds maintenance plans for restaurants, bars, grocery and convenience stores, schools and property managers across the Denver metro and 30 surrounding cities. A plan puts coil cleaning, gasket checks, drain service, ice machine sanitizing and temperature checks on a fixed schedule, so problems are found before they cost you product. Every plan is custom-quoted for your equipment and visit frequency. Our technicians are EPA 608 certified for refrigerant work, and any repair we make carries a 90-day warranty on parts and labor.
Who our maintenance plans are for
| Business type | Typical equipment | What matters most |
|---|---|---|
| Restaurants | Reach-ins, prep tables, walk-in coolers and freezers, ice machines | Cold holding temperatures, grease on condenser coils, inspection readiness |
| Bars and breweries | Back-bar coolers, undercounter ice machines, glass chillers, keg coolers | Ice sanitation, condenser airflow in tight spaces |
| Grocery and convenience stores | Glass-door merchandisers, walk-ins, ice merchandisers | Energy cost, door gaskets, defrost performance |
| Schools | Reach-ins, milk coolers, walk-ins, ice machines | Readiness before semesters and after summer shutdown |
| Property managers | Building ice machines, commercial laundry, tenant kitchens | Fewer emergency calls, quotes sent to owner and manager |
Equipment and brands we maintain
We service all commercial brands, including True, Turbo Air, Beverage-Air, Traulsen and Atosa refrigeration; Hoshizaki, Manitowoc and Scotsman ice machines; and U-Line and Scotsman undercounter units. A plan can cover a single reach-in or every piece of refrigeration in a multi-site operation, plus commercial laundry equipment.
What a preventive maintenance visit includes
| Task | Equipment | Why it matters |
|---|---|---|
| Condenser coil cleaning | Reach-ins, prep tables, walk-in condensing units, ice machines | Dirty coils raise head pressure, run time and energy use |
| Door gasket inspection and cleaning | All refrigerated doors and drawers | Torn or sticking gaskets let in warm, moist air and cause frost |
| Drain line and drain pan service | Walk-ins, reach-ins, ice machines | Clogged drains cause leaks, ice buildup and odor |
| Defrost check | Freezers and walk-in freezers | Confirms heaters, timers and termination work before the evaporator ices over |
| Temperature check and log review | All refrigeration | Verifies cold holding at 41°F or below and catches drift early |
| Thermostat and control check | All refrigeration | ENERGY STAR recommends calibrating thermostats and timers |
| Refrigerant pressure check | Systems showing symptoms | Done by an EPA 608 certified technician; attaching gauges is regulated work |
| Fan motor and electrical check | Condenser and evaporator fans, wiring | Worn bearings and loose connections fail without warning |
| Ice machine clean and sanitize | Cubers, nugget and flake machines, dispensers | Ice is food under the FDA Food Code |
| Filter changes | Ice machine water filters, ice machine air filters | Reduces scale and prevents slow fill faults |
| Lint, belt and exhaust check | Commercial washers and dryers | Restricted exhaust lengthens dry times and stresses heaters |
After each visit you get a written summary of what we checked, what we cleaned and anything that needs repair. Repairs are quoted in writing before any work, and you decide whether to proceed.
Condenser coils: the task that pays for itself
A condenser coil rejects the heat the refrigerator pulls out of the box. When grease, flour and dust coat the fins, the compressor runs longer and hotter. ENERGY STAR reports that in a 2014 study of 10 units, basic condenser coil cleaning cut energy use by 17% on average, with results ranging from 2% to 49%. ENERGY STAR also notes refrigeration is about 44% of a commercial kitchen’s electricity use. Cleaning the coil the right way matters: True’s ice machine condenser procedure calls for a soft brush along the fins, never across them, and compressed air for blockages.
Gaskets and drains: small parts, big losses
ENERGY STAR points out that food debris and spills on gaskets lead to mold, sticking, tears and early failure, and that harsh chemicals such as improperly diluted bleach shorten gasket life. True recommends cleaning gaskets with warm soapy water and never scraping them with sharp tools. Manufacturers treat gaskets as wear parts that their warranties do not cover, so catching a tear early is cheaper than living with an iced evaporator. We also clear drain lines and check drain heaters on freezers, because a frozen drain line is a common reason a walk-in freezer floor turns to ice.
Walk-in coolers and freezers
Walk-ins add parts that reach-ins do not have: a separate condensing unit, often on the roof or an outside pad, an evaporator coil with its own fans, a door with heated frames and closers, and, on freezers, defrost heaters and a heated drain line. On a walk-in visit we clean the condensing unit coil, inspect the evaporator for ice patterns that point to defrost or airflow problems, confirm the drain line is clear and heated on freezers, and check door hinges, closers, sweeps and strip curtains. A door that does not close fully on its own is one of the most common reasons a walk-in runs long and ices up. See walk-in cooler repair and walk-in freezer repair for the failures we fix most.
Prep tables and undercounter units
Sandwich and pizza prep tables sit next to grills and fryers, so their condensers load with grease faster than almost anything else in the kitchen. Their lids, pan rails and drawer gaskets also take constant abuse. We clean the condenser, check that the rail holds temperature with pans in place, and inspect drawer slides and gaskets. Undercounter ice machines and bar coolers in tight cabinets get the same attention to airflow, since a blocked front grille starves the condenser.
Commercial laundry
For laundromats, apartment laundry rooms, gyms and salons, a maintenance visit checks washer door seals and locks, drain and fill valves, and belts and bearings for noise. On dryers we check the lint compartment, airflow and exhaust, because a restricted exhaust lengthens dry times and stresses heating parts. We follow the maintenance steps in each manufacturer’s manual. Our commercial laundry repair page covers repairs in detail.
Ice machines need their own schedule
Ice machines collect scale and biofilm even when the rest of the kitchen is spotless. Manitowoc and Scotsman call for cleaning and sanitizing at least every six months. Scotsman warns that bleach can harm evaporators and that improper cleaning is not covered by its warranty. We use the cleaner and sanitizer each manufacturer approves, including nickel-safe products where required. See our commercial ice machine repair page for codes and common failures.
Suggested maintenance frequency
Manufacturer intervals are minimums. Kitchens with fryers, flour, high heat or heavy traffic usually need shorter intervals, and we set the plan around what we find on the first visit.
| Task | How often | Source |
|---|---|---|
| Clean condenser fins (Turbo Air reach-ins) | At least every three months (90 days) | Turbo Air owner’s manual |
| Clean condenser coils (True) | Every 30 days or as needed in True’s TSID manual; monthly, quarterly and annual checks in True merchandiser manuals | True owner’s manuals |
| Clean StayClear finless condenser (Traulsen) | Every 6 months, sooner if dirty; finned condensers on a regular schedule | Traulsen owner’s manual |
| Clean coils and drain blow-outs (reach-ins, undercounters, walk-ins) | Every six months | ENERGY STAR |
| Clean ice machine condenser (Manitowoc) | At least every six months | Manitowoc manual |
| Check and clean ice machine condenser (Hoshizaki) | At least once a year | Hoshizaki maintenance guidance |
| Clean ice machine air filter (Hoshizaki) | At least twice a month | Hoshizaki maintenance guidance |
| Clean and sanitize ice machines | Every six months (Manitowoc, Scotsman); at least twice a year descaling (Ice-O-Matic) | Manufacturer manuals and bulletins |
| Temperature log review | Every visit, plus daily logs by your staff | Food Code cold holding at 41°F or below |
True states in its manuals that condenser cleaning is not covered by warranty. In practice, the cleaning is your responsibility whether the unit is new or ten years old, and a plan makes sure it happens.
Why preventive maintenance matters
- Energy. Clean coils and good gaskets shorten compressor run time. The ENERGY STAR figures above show how large the difference can be.
- Food safety. The FDA Food Code requires cold holding of time and temperature controlled foods at 41°F or below, and it defines food to include ice. A unit drifting to 44°F is a lost-product and inspection problem.
- Inspections. Colorado adopted the 2022 FDA Food Code by reference, effective March 16, 2024. Clean ice machines, accurate thermometers and working gaskets are all visible to an inspector.
- Fewer emergencies. Fan motors, defrost heaters and clogged drains often show warning signs weeks before they fail. A scheduled visit is the cheapest time to find them.
- Warranty protection. Manufacturers tie coverage to proper maintenance. Traulsen’s warranty depends on proper installation and maintenance, and Scotsman excludes damage from improper cleaning.
How our maintenance plans work
- Equipment survey. On the first visit we list every unit with make, model and serial number, note its condition, and recommend a visit frequency.
- Custom quote. Plans are quoted for your equipment list and schedule. There is no one-size price.
- Scheduled visits. We schedule around your service hours to keep disruption low.
- Written reports. Each visit ends with a summary of findings. For property managers, we can send quotes to both the owner or manager and the tenant.
- Repairs when needed. If a unit fails between visits, commercial service is same-day or next-day. The $129 commercial diagnostic is credited toward the repair, and repairs carry a 90-day warranty on parts and labor.
- Your equipment, your choice. We repair in or out of the manufacturer’s warranty, and the choice of who does the work is yours.
Between visits: checks your staff can do
- Log cooler and freezer temperatures at the start and end of each shift.
- Keep the front grille and condenser intake clear of boxes and storage.
- Wipe door gaskets with warm soapy water, and report any tear or gap.
- Check that doors close and seal on their own, and that walk-in strip curtains are intact.
- Look for water under reach-ins, walk-in evaporators and ice machines.
- Write down any code or alarm on an ice machine or controller before resetting it.
Denver notes
Denver Water describes its water as soft to moderately hard, with the southern system moderately hard, the northern system somewhat soft, and water slightly harder in winter. Ice machine scale rates vary with that, so we set ice machine cleaning intervals by what we find on the evaporator rather than by the calendar alone. On food safety, Colorado follows the 2022 FDA Food Code, so the same cold holding and ice sanitation standards apply across the metro and the surrounding counties.
Repair, maintain or replace?
Maintenance extends equipment life, but it cannot save every unit. When a reach-in has a failed compressor, a corroded evaporator or repeated leaks, we will tell you whether repair is worth it and put the numbers in writing. For most equipment, the regular coil cleaning, gasket care and early repairs in a maintenance plan cost far less than emergency calls and lost product.
Businesses we work with
